Selection of MMC manufacturer in Europe for 5-star spa resort project. Montenegro case.
MMC projects are complicated ventures in many ways. Besides engineering & spatial coordination, technical, procurement, logistics and other aspects, the strategic choice of #off-site manufacturer is a pivot point and success (or failure) factor for the entire project.
For the 5-star spa resort project in Montenegro @IMAGE develops, at the moment, the client asked us to find him a substitution of his current Baltics MMC company. Our team is in touch with many off-site manufacturers across the globe, and to make such a professional #RFI & #RFP project was not only an interesting professional case, but also a reason to re-establish the connections with the colleagues across Europe and to find the new ones.
As the first step, we formed the RFP package proposal consists of #architectural, #structural, #MEP, #Revit and #IFC 3d models alongside with the energy efficiency report for 3 types of prefab rental houses in the project, as they are going to be the only prefabricated & off-site real estate development part here.
The second step was to form the list of potentially interested companies to address the RFP design package. 24 companies were shortlisted for the initial RFI screening, with location geography in #Latvia, #Lithuania, #Italy, #Slovenia and #Kosovo. The client asked us to focus on #Baltic region due to cost effective prefab solutions in the region, although would be open to alternative locations.
Seven MMC companies sent their commercial proposals and confirmed the willingness to discuss further details. During the next several months our #team travelled across #Europe to visit the production facilities of the above-mentioned candidates, to meet the team and to do the initial on-site research regarding their ability to complete the project. The proposed scope of work included the completion of production drawings design pack, off-site manufacturing of the kit of parts, to transport the prefabricated elements on site to Montenegro and to montage the shell & core level of completion of all 37 prefab wooden houses. The final comparison & scoring table of pre-selected candidates is attached below.
Although all 7 short-listed companies had strong commercial proposals and were ready to sign a contract, the team from #Kosovo was pre-selected by the client as the best candidate for making an agreement with.
There were several reasons for this decision:
a) Great location in regard of the project location (200 kilometers from construction site) b) European standards of the company in terms of design, production and sustainability c) Company experience, scale and presence on 2 continents, in #Europe and #USA d) Price proposal with almost 2 times cost effectiveness comparing to European competitors
The client hasn’t signed the contract with Kosovo company yet, as he firstly needs to get the building permits in #Montenegro as well as apply for banking financing of this real estate development venture. At the same time, these two processes are actively going on in parallel, at the moment, and the client planning to get both by the end of 2026.
@IMAGE team was glad to complete this complex assignment for the client, to establish new connections with #MMC partners on European market and to make one step forward towards the completion of this prefab spa resort project, which would become an important spot of well being in the country and on #Balkans, in general.
