Massing models and their qualitative interpretation of the quantitative & economics data and pre-requisites from the client and #realestate development stakeholders are the powerful and necessary tool in #RIBA stages 0, 1 & 2, until the concept design is approved and completed.

@IMAGE together with @Anton Medennikov and myself recently developed feasibility studies and massing modeling stage of the #rentalapartment and mixed use complex in #Montenegro, as the first step to complete #preconcept design stage, to test different hypothesis and unit economics, to check financial modeling and feasibility studies and to come up with the most balanced scenario addressing financial, architectural, spatial, customer journey and some other components of the successful #realestate venture.

Since we are following and implementing #RIBA roadmap to develop the project according to the best international practices, this feasibility study stage followed some of its attributes. As the first step here, #ClientRequirementsDocument (#CRD) was developed to combine & summarize all stakeholders’ weights and interests.

This was a basis for issuing #SpatialProjectProgram (#CPP) based on the plot’s FAR ratio and other limitations together with qualitative & quantitative parameters from #CRD. Both Client Requirements Document and Spatial Project Program are essential pre-requisites for making feasibility studies and massing modeling in an efficient way and to test & control both economics, spatial and architectural components of the project.

As the construction methods are not defined at this #RIBA stage, 2 scenarios of Spatial Project Program were tested. The first one is classical development program, while the other one is #DfMA suitable for both #prefab and #modular development. These 2 options allow to be flexible in later RIBA project life cycle stages, and to come up with mixed scenario, when both traditional and #offsite methodologies result in effective project program.

#Generatrive and #AI design tools were partially used here as well, and 20 options were developed with partial assistance from @AutodeskForma and @Snaptrude, AI-powered concept design tool for the discussion between the stakeholders to boost early real estate development cycles.

The final option is not selected yet, but the main lesson we learned in this exercise is that the proper homework and preparation stage, such as #CRD and #SPP documents together with an iterative step-by-step design logics are the essential part of further successful project development and realization.
